CROWN ESTATE – PUBLIC CONSULTATION

The Crown Estate are the landowners and would-be developers of the land at the East Hemel site, proposing to build 1,500 homes in Green Belt, which is in the St Albans District Council Draft Strategic Local Plan. It forms part of a wider cross-boundary development at East Hemel of some 4,000 homes.

There are current issues with the SADC Draft SLP, which is due for a judicial review at the High Court this June, so we won’t know the outcome of this until later in the year. Despite this the Crown Estate are continuing to progress with there Masterplan and will put forward a planning application this Autumn. The Proposal:

All the current farm land between Redbourn and Hemel would be used for development - a much greater area of our green belt than in the SLP.

The Country Park is actually drainage reservoirs that will be dry when there is no rain and stagnant pools at other times, so not exactly fishing lakes!

There is a proposed gypsy and travellers site alongside Punch Bowl Lane in Redbourn Parish - that makes 4, and there is also the Three Cherry Trees Lane site nearby.

The new spine road that crosses the Nickey Line needs a proper controlled crossing as it will be a very busy link road from the M1 to Redbourn.

There is a no doctors surgery planned.
